What does the new build design process look like?

When we are brought on for a new build (custom or builder spec), the first thing we will do in the Planning and Pre-Construction Stage is a Plan Review. This entails “redlining” the plans from your architect to make any suggestions that could improve the overall flow and functionality. During this stage, we will also start selections and design for all windows, front door, garage doors, appliances, plumbing, tile, cabinetry design and exterior materials. Many of these items have the longest lead times, so we select these early to avoid construction delays.

Once we’ve moved forward to the Framing + Rough-In Stage (aka, the house has been framed), we will attend a “framing walkthrough” together with the builder to confirm everything is framed per plan, call out blocking for shower niches, future bath hardware, and any other specialty blocking or framing changes based on our interior design plan. We will also begin tot move forward with selections and design for hardwood flooring, interior trim + doors, lighting + electrical layout, stair + railing design, built-in cabinetry, closets, and pool design. After the framing walkthrough, we will also attend an “electrical walkthrough” with the electrician to call out locations of lighting fixtures, outlets, wiring for automation etc. If your project requires furniture procurement, we will begin planning our furniture layouts and selections shortly after framing is complete.

After electrical wiring is complete, we will move into the Interior Stage. During this stage we will complete selections and design for countertops, backsplash tile, paint colors, bathroom mirrors, bath hardware and built-in cabinetry hardware. Drywall install happens during this phase. We will attend a “trim walkthrough” to call out any field-built cabinetry or trim details throughout the home. Additionally we will have a “window treatment walkthrough” with the drapery vendor to measure and obtain initial pricing for all window coverings where applicable.

As construction nears completion and we enter the Blue Tape Stage there are often small tweaks that will happen, such as adjusting the height of a pendant by a couple of inches, touching up paint etc. These are all normal and minor parts of the process, so fear not if things do not look exactly perfect as they are installed. In construction, things typically look worse before they look better, and we will make a detailed punch list for the builder of these tweaks as they arise. When construction is complete, the house is ready for the Move-In Stage. If we have procured furnishings for your home, we will schedule white glove delivery and install all product purchased for your home so it is all set up and ready for you to just walk in the door and start enjoying your space.
